HOA Board Meeting
April 29th, 2010

Attendees: Joe Faulkner, Bill Koontz, Don Challman, Dianne Matthes and Juanita Carbaugh

The meeting was called to order by Joe Faulkner at 6:45 p.m.

  • The minutes from the December meeting were approved.

  • Included in the annual statements for 2010 was a ballot for the adoption of ratification on the ballot language for Annual Meeting quorums. Per WA state law, only 34% is needed which differs from our CC&Rs. The vote did not pass. Because the vote to change the quorum did not pass, unless we have a quorum attending the annual meeting, the only thing that can be approved is the budget, no other issues can be approved or rejected.

  • The agenda for the annual meeting, scheduled for May 18, 2010 was discussed. Joe will do an introductory message, the minutes from the 2009 annual meeting will be read, the budget will be reviewed and brought up for vote, volunteers will be asked to join the HOA Board, that will lead to a vote of board members if we have a quorum and then a question/comment session from the home owners.

  • There has been an on-going problem with the gates, Joe continues to work with South Gate and CenturyLink, hopefully it will be resolved soon. When Joe retires as President of the HOA Board in May, a replacement will be needed to take responsibility of the gates.
    • Juanita reported that our actual expenses year to date are $13,605, under budget at this point.

  • Joe has received landscaping estimates from Clark Brothers and Garland, Clark Brothers’ contract ends on May 31st. Juanita is going to get another estimate, which will give the board 3 options to make a decision.

  • The entrances are being hydro-seeded on 4/30th. At this time, Peninsula Light cannot commit to a completion date for the work being done by them along Jahn and 32nd. Streets.

  • The meeting was adjourned at 8:00 p.m.
