HOA Board Meeting
September 13th, 2010

Attendees: Michael White, Margaret Brammall, Dale Welton, and Don Challman.

Michael White called the meeting to order at 6:15 p.m.

  • The minutes of the July meeting were approved.

  • The Treasurer’s report was approved.

  • The audit is underway. It is being performed by James Whitaker, CPA.

  • The proposed bylaw amendment to decrease the number of homeowners required for a quorum to elect more officers was tabled in favor of concentrating the Board’s energies on the more urgent issue of the Reserve Fund.

  • The Board reviewed four possible scenarios on acquiring a Reserve Fund. A motion was made, seconded and approved to adopt the plan that will build up the fund the fastest. Board members will go door-to-door to explain the necessity as soon as talking points have been approved via email. Meanwhile, Michael will email to the Board the PowerPoint presentation that was previously created to explain the need. To maximize participation, each Homeowner will be provided with a stamped, addressed envelope to return the ballot.

  • The following volunteers from the community will serve with Don Challman on the ACC: Mort Hopland, Heather Bursch, and April Reich.

  • The issue of weeds along Jahn Avenue between Gate two (28th Street) and 32nd Street was discussed. We will ask Juanita to find out from the County when sidewalks will be installed. Meanwhile, a motion was made, seconded and approved to hold a work party on September 25th to clear the weeds, but before a notice goes out to Homeowners, Michael will ask Juanita about liability issues and insurance for such activities.

  • A motion was made, seconded and approved to instruct Board members to look out for violators of the 72-hour period for parked boats, motor homes, or travel trailers and to notify Juanita to send a letter when a violator is found.

  • A motion was made, seconded and approved to require a minimum of two bids for any work or maintenance in Bridgewood.

  • A motion was made, seconded and approved to keep the gates open for any event where ten or more visitors are anticipated, provided the Homeowner provides at least two weeks’ notice via email or other means.

  • The meeting was adjourned at 7:35 p.m.
