HOA Board Meeting
March 16th, 2011

Michael White called the meeting to order at
A homeowner complaint
regarding too many cars parked near the van
Duyn residence was addressed first. Mr. van
Duyn is a minister who rents from Mr.
Nichols, and he has fellowship meetings at
his home. He informed the Board that he will
be moving in September. Meanwhile, he
voluntarily agreed to cut back on the
meetings. An agreement was reached regarding
the frequency and the number of cars,
subject to approval from the neighbors. The
guests then departed.
Approval of the minutes of
the last meeting was tabled. In the absence
of the Secretary, the minutes of that
meeting were taken by Dale Welton, who was
unable to be present today.
The Treasurerís report was
presented by Juanita and was approved. A
motion was made, seconded and approved to
put the landscape contract out to bid.
New legislation requires
establishment of a reserve account. A study
by a professional is required, at the cost
of about $2,000. A motion was made, seconded
and approved to earmark the amount of the
2011 dues increase and the amount carried
forward from last year for the reserve fund.
Further decisions will wait until we know
the cost of the retention pond cleanup.
Retention pond cleanup must
be done by the end of May. The cost will be
between $2,000 and $6,000.
A motion was made, seconded
and approved to ask the landscaper to mow
the area along Jahn Avenue four times this
year, starting the last week in May.
The 2011 Annual Meeting will
be held in May. The agenda will include
controversial items such as an increase in
HOA dues, which should encourage more people
to attend. A motion was made, seconded and
approved to attempt to achieve a quorum by
sending proxy votes with stamped, addressed
envelopes. If necessary, each Board member
will be asked to solicit proxies from 5
