Bridgewood Estates HOA Board Meeting

Attendees: Michael White, Margaret Brammall, Monty Laughlin, Juanita Carbaugh

Michael White called the meeting to order at 6:44 p.m.

The Minutes of the December meeting were approved.

The treasurer’s report was presented by Juanita and was approved. A motion was made, seconded and approved to transfer money to the reserve fund quarterly, at the end of each quarter.

Old Business

  1. Our box is currently incompatible with the Post Office system, so the box at 25th Street needs to be replaced at a cost of approximately $350. Juanita has called the gate company to make arrangements but has not yet received a return call.

  2. The bid for painting 5 speed bumps is $600, including paint, prep work, and spray application. Juanita will arrange for the painting to be done as soon as the weather is appropriate.

  3. Pursuant to a resolution made at the September meeting, we will send out a newsletter regarding basic standards for yard maintenance, such as green lawns and weed abatement. After that, letters will be sent to homeowners who are in violation.

New Business

  1. A tree fell from the green belt into a homeowner’s yard. He has paid $260 to get the debris cleaned up and requested assistance with the payment. There is a precedent for the Board declining to pay for such damage. A motion was made, seconded and approved to direct Juanita to write to the homeowner expressing sympathy and declining to assist with the payment pending a legal opinion, based on precedent.

  2. A motion was made, seconded and approved to get a legal opinion regarding the extent of the common areas and our responsibility and liability regarding issues such as dead or dying trees.

  3. A motion was made, seconded and approved to retain Jeff Samdal & Associates to conduct a reserve study.
    A motion was made, seconded and approved to document which areas of the roads need to have the asphalt patched and then obtain an estimate with a view to having them fixed in June.

  4. A homeowner has requested repairs to a perimeter fence along Jahn Avenue that was installed by the Board for security reasons. A motion was made, seconded and approved to obtain a legal opinion regarding our responsibility or lack thereof.

  5. A motion was made, seconded and approved to determine community liability resulting from trees pushing up the sidewalks.

  6. The next Board Meeting will be on Monday May 7 at 6:30pm. The Annual Meeting will be Thursday May 31 at 7pm.


The meeting was adjourned at 7:50pm.
