Bridgewood Estates HOA Board Meeting

Attendees: Margaret Brammall, Monty Laughlin, Dale Welton, Juanita Carbaugh

Monty Laughlin called the meeting to order at 6:44 p.m.

The Minutes of the March meeting were approved.

Juanita informed the Board that the 2010 audit came back clean. In 2011 we had an annual review. A motion was made, seconded and approved to order a full audit this year, according to our policy of ordering a full audit on alternate years. A motion was made, seconded and approved to transfer money to the reserve fund quarterly, at the end of each quarter. The treasurer’s report was presented by Dale and was approved.

Old Business

  1. The attorney’s opinion letter stated that based on the inclusion of the word “fence” in the definition of common areas, the fences along Jahn Avenue are the responsibility of the HOA. He also opined that the HOA has responsibility for the trees on the common area. A motion was made, seconded, and approved to ask an arborist for an assessment of diseased and damaged trees in the common area and a bid to replace them. He opined that homeowners are responsible for removing trees that damage the sidewalks.

  2. The reserve study findings will be posted on the website and the newsletter will provide information about how to access it. It will be discussed at the annual meeting, and the Board will determine a future course of action based on feedback from the meeting.

  3. The speed bumps will be painted within the next couple of weeks.

  4. Retention pond #2 requires rip rack rocks. This should be covered by the ongoing contingency budget.

  5. The first week in June, bids will be obtained for patching the cracks in the pavement.

New Business

  1. Juanita presented a draft agenda for the annual meeting and it was approved.

  2. The next Board meeting will be 7/12/12.

The meeting was adjourned at 8:10pm.
