Michael White called the meeting to order at 6:35 p.m.

Old Business

Reserve Study and Plan

  • It was moved, seconded, and approved that at the annual meeting we will recommend a dues increase of $50 per month beginning January 1, 2014, specifically for the reserve fund.

  • This will be part of the annual assessment and will not be designated as a special assessment.

  • It requires approval by 51% of the members who vote at the meeting, either in person or by proxy.

  • This will be in addition to any required increase in dues for the operating budget.

  • We will combine the regular and reserve fund assessments into one payment due at the beginning of the year with an option to pay monthly by Ach.

Roofing Material Variance

  • The ACC has approved a variance for one homeowner to use an alternative to cedar shakes, which are very expensive and can be a fire hazard. The Board considered offering high-quality alternatives to the community. For example, pumpkin-tooth cut shingles offer better texture than less expensive varieties and are more durable than shakes.

  • If we include approved materials in the homeowner rules by brand, weight and wind rating and publish a list of minimum requirements on the web, we can then require homeowners to submit their individual plans to the ACC for approval.

  • It was moved, seconded and approved to ask the ACC to provide examples of acceptable roofing choices for us to review for Board approval via email.

New Business

Maintenance Issues

  • Our signs are very old and need repair. Juanita is directed to request bids to replace 4x4s as required and to replace the standardized signs. The wooden street signs will be evaluated for repainting, cleaning, or replacing.

  • The least expensive bid to replace faux cap on the 28th Street entrance with a single layer of genuine stone is $2196. This is a legitimate expense for the reserve fund.

  • Street sweeping costs about $400. It will keep the catch basins clean. We will table this issue until the fall, when sweeping will prevent leaves from going down the drains.

  • Re-barking the common areas, including the roundabouts, at a depth of 2” would cost about $8,600 if done at wholesale prices by the landscaper used by Clark Brothers. Juanita is authorized to obtain more bids with a view to taking care of the project in the spring. She will also request bids to drop the bark on the roundabouts and ask the homeowners to spread it.

  • We authorize Juanita to fix lighting at the entrance and malfunctioning street lights. Before that is done, we will look for more malfunctioning lights. We will take advantage of this opportunity to ask for quotes on LED lights.

Peninsula Light / Mailbox Relocation

  • The mailbox stand at 21st Ave Ct NW and 25th St Ct NW encroaches on a Peninsula Light easement. Monty will coordinate with the post office and call about buried power lines, after which we will have a work party to accomplish the move.

Tacoma Narrows Airport

  • The runway will be lengthened to accommodate fully loaded business jets. They are hosting a series of meetings and would be willing to host one in Bridgewood.

Board Members

  • We need to hold elections for three expiring positions.

  • Moved, seconded and approved to appoint Mort Hopland to fill Dale’s position, because Dale wishes to resign. We expressed thanks to Dale for many years of service.

Future Meetings

  • The next Board meeting will be May 9, 2013

  • The tentative date for the annual meeting is June 13, 2013
