Bridgewood Estates HOA Board Meeting

August 16, 2005

Tacoma Narrows Restaurant


Attendees:       Blake Goldberg, Mike Piacitelli, Kami Bollinger, Gordon Benjamin, Joe Faulkner, Terry Morrison, Carolyn Tucker and Dianne Matthes 

The meeting was called to order by Blake Goldberg at 6:00 p.m.  The minutes from the June meeting were approved. 

Carolyn Tucker is with Compass Property Management, she gave the board a recap of her background.  A letter went out to all homeowners introducing Carolyn and Compass with instructions to contact them with any problems.   

  • There is one outstanding homeowner who still owes dues. 
  • It was suggested that Bridgewood Estates change their fiscal year to agree with the calendar year (January – December); that motion was passed by all board members.
  • It was recommended that Bridgewood Estates increase the homeowner’s dues for next year, the homeowner’s will be notified early enough for them to be aware, in the future a ‘cost of living’ raise should be added annually.

Old Business:           

  • Speed bumps were discussed; a motion was made and passed for Kami to purchase 18 at a cost of $719.40 plus shipping of $600.00.  The speed bumps are in 6 foot sections, made of recycled plastic, they have a lifetime guarantee and are tiger stripped.  Three 6 foot sections will be used as one unit.  They will be placed by the Tot Lot on 25th and the Tot Lot on 28th, another will be placed between lots 1 and 2 and along 22nd Ave. Ct. somewhere in the middle.  The placement of the remaining sections will be determined at a later date.
  • Street Signs need to be more visible, they are difficult to read at night especially when it is raining.  To replace the street signs would cost approximately $5,000.  A study will be made to determine the difference in cost for modifying the signs instead of replacing them. 
  • It was recommended by Compass that ‘No Trespassing’ signs should be installed by the entrances, no further action was taken at this time.

New Business: 

  • When the Homeowner Packets are ready for new homeowners, Dianne offered to deliver them;
  • The Web-Site is getting a new domain;
  • Rules and Regulations need to be written and delivered to each homeowner, the board will be working on them;
  • A discussion was held on rental home limitations; it was tabled until a later date;
  • Complaints are still be received regarding people who are leaving their boats on their driveways or streets longer than the 72 hour limit, that is one of the items that needs to be addressed in the Rules and Regulations when they are written.

Carolyn Tucker: 

  • Bids are being received for the pillar repair, $5420.00 was paid by the insurance company;

  • Concrete repair will cost $1808.28, inclusively, that expenditure was approved

  • Fence bids for the Tot Lot on 25th are being investigated. 


  • Jervis Pereira has resigned due to medical reasons, the board accepted his resignation with thanks;
  • Blake will investigate getting someone to be the new Web-Master and to represent Division I on the board as a replacement for Jervis.
